The purpose of this
document is to outline the rules and expectations for all Members and their Guests while at the Llano Deer Lease. Treat the lease and other Members and Guests with respect and courtesy at all times. Failure to abide by these simple guidelines will place your membership in danger of termination.
BEFORE GOING TO THE LEASE – always login
to the Llano website and put your trip and number of guests on the online community calendar.
Ø If you
fail to check the calendar and arrive to find the camp full – do not call Bill to complain.
Ø If you
arrive and find that other people are not adding their trips to the calendar – please call Bill and tell him which member
was in violation of this simple rule.
Ø Abiding by this procedure will make everyone’s trip as pleasant and trouble free as possible and will avoid
too many people being on the Lease at one time.

1. DUES,
FEES, AND BILL PAYMENT
The annual lease payment will be billed in two
parts – one in the spring and the other in the fall. Per agreement with the Donop Family, the cost per year per member
will increase each year by $50. The pot fee will increase from time to time as ongoing operating expenses require.
All guest pot fees will be charged at the end
of the hunting season.
Any members not paying within 30 days of the
billing date will be assessed a $100 late fee. Short checks will be returned. A member will have a 10 day grace period to return a full payment check.
2.
SIGN IN AT MAILBOX
All
members and their guests are required to sign in and sign out at the mailbox when entering the lease. This is required no
matter the length of your stay. This is a critical safety issue and failure to
comply will not be tolerated by the Donop Family or Tom Ratliff. If you are found
on the lease and have not signed in, Tom will escort you from the property.
If you
have a guest, the fee to the Donop Family is due in the mailbox upon entrance. Put the name of the member and the guest on
an envelope and place it in the mailbox.
The
Guest pot fee will be assessed after hunting season and will be sent to you.
3.
GUEST POLICY
Lease Member is any one of the current
members of the Lease
Family Guests are fathers, sons, grandsons,
sons-in-law, brothers, and brothers-in-law of current Lease Members
Guests
are anyone else accompanying a Lease Member on the premises
Business Guests are Guests brought specifically
for a business hunt. See below for specifics.
Non-hunting
Guests are those Guests that come on the lease during hunting season that do not bring a gun or intend to hunt. See below
for specifics.
Ø No Guest of any kind is allowed
on the Lease premises unless accompanied by a Lease Member.
Ø No Family Guest or Guest is
allowed to bring other Guests at any time including non-hunting season.
Ø All Guests must sign the legal
release immediately upon entering the cabin. Failure to do so will result in a $100 fine for each violation.
o Lease Members are wholly responsible for all actions
of their Guests. The Donop Family shall have no liability or responsibility
for, nor shall any other Lease Member have any liability or responsibility for, damages to another Lease Member or his Guest. Hunting is an inherently dangerous activity and all Lease Members shall take all precautionary
measures for their own safety and for their Guests safety! In this regard, all
Lease Members indemnify and hold harmless the Donop Family, their agents, servants and employees, and all other Lease Members
from any loss or damage that they or their Guests incur while on the Lease. All
guests must sign a release!
Ø Guests that hunt are also
required by State Law to sign the Game Warden register in the cabin. Failure to do so will result in a $100 fine for
each violation.
Ø All Guest fees to the Donop
Family are to be left in the mailbox at sign in. No exceptions!
Ø Business Guests can
only be brought on weekdays during hunting season. Please call Bill Roberts
to arrange and put the dates on the public calendar. Rule currently suspended – NO business guests.
Ø Non-hunting guests can only
be brought on the lease in the following manner:
1.
Persons that are only “passing through” and visit the lease during the day.
2.
During doe-only season, non-hunting guests are allowed to stay overnight on a space available basis,
subject to paying the fee outlined below.

Special Note: Lease Members are allowed to shoot
two bucks. You may allow your bucks to be taken by a Family Guest, but you and
your Family Guests cannot shoot more than two bucks in total without paying the appropriate guest fee above. Example:
if you shoot two bucks and your son shoots a buck, you owe $1,500.
4.
WHILE AT THE LEASE (A.K.A. The Good Neighbor Policy)
Above all else – treat the lease, the other members and guests, and the equipment with respect and courtesy.
Each time you leave the lease, leave it cleaner than you found it.
Please report any issues to Bill Roberts so they may be taken care of in a timely manner.
Ø ALCOHOL
Any member who is drinking
alcohol and deemed to be intoxicated will not be allowed to drive either a lease-owned vehicle or his personal vehicle or
to hunt. When drinking begins, driving and hunting are over. Everyone’s safety should be of utmost concern to all members. Violation of this rule will mean immediate
termination of that member’s place on the lease.
EACH MEMBER
IS RESPONSIBLE FOR ENFORCING THIS POLICY!
Ø GARBAGE
·
Always keep plastic garbage bags in the garbage cans!
·
Always pitch in and keep the cabin and campsite clean!
·
Always dispose of the garbage!
·
There are two types of garbage containers. Please make sure to keep the garbage sorted into the proper
container:
1.
Burnable
2.
Everything else
·
Dispose of the garbage only in one of the following ways:
1.
Burn the burnable garbage. Take all other garbage with you off the lease
OR
2.
Remove all garbage from the lease if there is a burn ban.
Ø OTHER
·
Loaded guns are never allowed inside the cabin. Always unload
your guns before returning to the campsite.
·
Drive only on established roads. Don't drive across pastures.
·
Please control dogs and children of all ages. Be considerate
of other members.
·
Never shoot the trees or place targets on the trees to practice shooting.
We have two permanent targets to use when you want to practice or to sight in your rifle or pistol.
·
Never throw anything in the dump except animal carcasses.
5.
BLINDS
Always hunt from blinds when there is a full
camp (5 or more hunters). If there is not a full camp, make arrangements with
the persons hunting with you to hunt in a pasture where no one else is hunting if you want to walk or drive hunt. This is for everyone’s safety and should be strictly enforced.
All of us need to be extremely careful when hunting! We are solely responsible for our own actions and also for those of our Guests! Make certain that all of your Guests over the age of eighteen sign our Guest Liability
Release Form. Failure of your guests to sign the form will result in a $100 fine.
Ø BLIND SELECTION
Blind selection is on a seniority
basis. However, each man can have one or more designated personal blinds.
Ø LOCKED BLINDS
Any Member who locks his
blind will forfeit all his rights and/or his Guests rights to hunt any other blind on the lease, with or without permission
from its owner. A locked blind owner cannot have it both ways, i.e. “...
another hunter cannot hunt my blind but I have the right to hunt his.” Violation
of the rule will mean immediate termination of that member’s place on the lease.
6.
HUNTING
Ø BUCKS
Don't shoot a buck unless
you intend to mount it or are taking a cull buck off the Lease. It is our responsibility
to the Lease to take cull bucks off when we see them. If you don’t want
to shoot the cull buck, ask another Member or a Guest to hunt the blind you saw it from and shoot it. There is no additional charge for guests who shoot cull bucks – the regular hunting fee will apply. Cull bucks are inferior full grown deer that have a visible abnormality with their
antlers including full grown spikes. Small bucks ARE NOT cull bucks.
We should be shooting two
does for each buck to maintain our current buck/doe ratio. If you want to shoot
trophy bucks in the future shoot only does, trophy bucks and cull bucks now. Don’t
shoot bucks before they fully mature! Your chances to shoot a trophy buck will get better each year if we will just follow
our program.
IMPORTANT NOTE: Each Member
is allowed to shoot two bucks. You may allow your Family Guests to shoot your two bucks, but you (and your Family Guests)
cannot shoot more than two bucks in total without paying the additional fees owed to the Donop Family.
Ø TAGGING DEER AND TURKEY
Always tag your deer and
turkey in the field immediately when shot. This is State Law.
Ø ALWAYS CLEAN YOUR ANIMALS
Always clean every deer,
turkey and pig you kill on the Lease. State Law requires that the deer and turkey
be cleaned. The Donop family requires that the pigs be cleaned.
Note! You must take at least the backstraps, shoulders and hams from the animals when you clean them. This is a State Law requirement.
7. WHEN
LEAVING THE LEASE

Turn off and unplug all electrical appliances but the refrigerator. This
will prevent fires and from ruining the appliances if the cabin is struck by lightning. Make sure to include:
a.
Hot water heater in closet in bathroom
b.
Butane bottle on back porch
c.
Central Heat and Air in hall
5.
Take out all trash as provided above. Leave all unwanted perishables
in the refrigerator.
6.
Extinguish all fires
7.
Close all windows and doors
8.
Place all Lease vehicles in the garage in their proper places and leave the keys in the vehicle. Make sure the ignition is turned off to prevent the battery from running down.
LEASE MEMBERS HAVING A DISPUTE WITH THE DONOP
FAMILY OR THEIR AGENTS WILL IMMEDIATELY TERMINATE THEIR PLACE ON THE LEASE. FAILURE TO DO SO JEOPARDIZES THE OTHER LEASE MEMBERS.
REMEMBER – THE DONOP FAMILY AND THEIR
AGENTS HAVE NO RESPONSIBILITY FOR ACTIONS BY A LEASE MEMBER OR GUESTS.

YOU ARE ON THE LEASE - BUT USE YOUR HEADS, BE CAREFUL AND REMEMBER THAT OTHER LEASE MEMBERS WILL BE FOLLOWING YOU THERE AT
A LATER DATE! ALWAYS REPORT A PROBLEM TO BILL AND HOPEFULLY IT WILL BE SOLVED
BEFORE THE NEXT LEASE MEMBER GETS TO THE LEASE! ALSO, LEAVE THE LEASE IN AS GOOD
OR BETTER CONDITION AS IT WAS IN WHEN YOU ARRIVED!
